Rikshem is making buildings more efficient and sustainable with Telia digitalization tools

To streamline property management and provide a better experience for tenants, Rikshem is digitalizing its buildings with connectivity and a new set of digitalization tools from Telia.

As one of Sweden's largest private real estate companies, with over 30,000 apartments, Rikshem has a deep understanding of the benefits of digitalization. To maximize these benefits, they are currently focusing their efforts in three main areas:

  1. Open fiber: To provide tenants with the best digital experiences, Rikshem is rolling out open fiber networks that enable tenants to choose their own TV and internet provider.
  2. Digital building management: Rikshem has historically had many different technical solutions running in their buildings. This is difficult and expensive to maintain. Rikshem is now creating a unified solution to connect all facility IT, network and building management systems via one integrated solution.
  3. Apartment sensors: To provide better and more proactive services to its tenants, Rikshem is connecting all of their 30,000 apartments with sensors to monitor temperature and humidity. The data from these will be collected via the Telia IoT Platform and will give Rikshem dashboards and data for monitoring and insight. It will also give them an open API they can integrate with other systems.

We want to manage our properties proactively and increase customer satisfaction at all times. To succeed with that, we must keep track of how our properties are doing and operating."
Lena Franzén Lindfors, Head of digitization at Rikshem.

In order to enable Rikshem to use data to optimize its operations – not only on building level but down to each individual apartment – temperature and humidity sensors are being installed. Rikshem is able monitor the data on their dashboard and gain real-time insight into what’s going on. They are also able to compare with historical data to gain insights into energy consumption and predictive maintenance needs.

“What we want to see ahead, is before anyone needs to call and tell us that it is too cold in their apartment, we already know and have been able to take action to correct it.
Mikael Wickström, Project Manager Digitization at Rikshem
